SEAI grants in Sligo for homes, businesses and communities

What are SEAI energy grants?
SEAI stands for the Sustainable Energy Authority of Ireland. It is the Government body responsible for administering Ireland's home, business and community energy upgrade grant schemes. Grants are available to homeowners, landlords, businesses, community groups and qualifying welfare recipients who carry out approved energy improvement works using a registered SEAI contractor. The schemes cover measures including insulation, heat pumps, solar PV, windows and doors and full deep retrofit projects. Grant approval must always be in place before any works begin - critically important point to bear in mind. How solar fits into wider home upgrades
Homes across County Sligo face a particular challenge. The Atlantic weather that makes this part of Ireland so dramatic, from the exposed coastline at Mullaghmore and Strandhill to the foothills of Benbulben and the Ox Mountains, also means that poorly insulated or outdated heating systems cost significantly more to run than they should. The SEAI home energy grant scheme is the most practical way for Sligo homeowners who want to cut heating bills, improve general comfort year round and increase their property's BER rating. There are three main pathways depending on your property and your goals.
Individual Energy Upgrade Grants
The most flexible option. They allow you to carry out one or more specific upgrades at your own pace and budget. You choose the measures, work with a registered contractor and claim the grant once the works are completed and a post-works BER is recorded. This BER is a requirement. Grants can be combined across different measures. For example, you can claim attic insulation, a heat pump and solar panels or PV in the same application.

To qualify for home energy grants, the property must generally have been built and occupied before 2011, or before 2021 for heat pumps and solar PV. Grant approval must be in place before any installation work begins. This is a firm SEAI requirement with no exceptions. Works carried out before approval are not eligible for payment.
Complete Home Energy Upgrade via the One Stop Shop
The right route if you want to carry out a full deep retrofit in one managed project. As a registered SEAI One Stop Shop, Green Air Technologies takes responsibility for the entire process. This covers the initial energy assessment, the grant application, all installation works and the final BER certification. The grant is deducted from the cost of works upfront, so you pay less from day one rather than claiming back afterwards. The home must reach a minimum post-works BER rating of B2 or better under this scheme. This is a particularly strong option for older rural properties across south Sligo, around Ballymote, Collooney and Ballysadare, where homes often have the most to gain from a comprehensive energy upgrade.

The Warmer Homes Scheme
Provides fully funded upgrades for homeowners who are on qualifying welfare payments. SEAI manages the full process and assigns contractors. If you think you may be eligible, we are happy to advise you on next steps.

Vacant and derelict property grants
County Sligo has a significant number of vacant and derelict properties, particularly in smaller towns and villages such as Riverstown, Gurteen and parts of Tubbercurry, as well as along rural roads and boreens throughout the county. If you are taking on one of these properties, you may be able to combine SEAI home energy grants with the Government's Vacant Property Refurbishment Grant, also known as the Croí Cónaithe scheme, which is administered through Sligo County Council.
The Croí Cónaithe grant provides up to €50,000 for vacant properties and up to €70,000 for properties that are derelict, to help bring them back into residential use. This grant is managed at local authority level, not through SEAI.
The two schemes can be used alongside each other for the same property, but the same piece of work cannot be funded by both. For example, if SEAI grant support is used for external wall insulation, that specific measure cannot also be claimed under the Croí Cónaithe grant. If you are using both pathways, you must notify your local authority Grant Officer at Sligo County Council.

Business energy grants
SEAI provides a range of grant supports for commercial property owners, SMEs, farms and public sector organisations that want to reduce energy costs and lower their carbon footprint. This is relevant for a wide range of Sligo businesses, from commercial properties in Sligo Town and Finisklin Business Park to agricultural holdings across the county and hospitality businesses serving the Lough Gill, Benbulben and Wild Atlantic Way visitor routes.
The Business Energy Upgrades Scheme offers Rapid Approval Grants for a selection of qualifying measures. The application process is straightforward and SEAI indicates approval within minutes for eligible measures. Supported upgrades include solar PV (up to €162,600 for commercial installations), solar thermal (up to €15,000, covering up to 30% of costs), commercial heat pumps, building fabric upgrades including insulation and roofing, ventilation improvements, pump upgrades and Building Management System controls.
For businesses with larger or more complex energy projects, SEAI also offers Tailored Support Grants and the EXEED programme, which supports organisations investing in high-performance energy efficiency across their entire operation.
The Technical Assistance Grant is worth noting for any business that is not yet sure where to start. It funds access to a chartered engineer who will assess the building, identify the best upgrade options and provide a design package with system sizing and cost estimates. This helps you plan the right sequence or order of works before committing to any spend at all .

Community energy grants
The SEAI Community Energy Grant is designed for groups of buildings that want to improve energy efficiency together. Rather than individual applications, a registered SEAI Community Project Coordinator brings together a cluster of properties under one coordinated application. This can include local homes, community centres, sports clubs, schools, charities and small businesses.
This approach is well suited to the kinds of communities found across County Sligo. GAA clubs in Ballymote, Tubbercurry and Enniscrone, parish halls serving communities around Drumcliffe and Rosses Point, sports facilities in Collooney and Ballysadare, and local businesses grouped in smaller towns throughout the county can all access this type of funding. It gives smaller community organisations access to a level of technical expertise and capital support that would not be available through a standalone application.
Supported measures under the Community Grant include building fabric upgrades such as attic insulation and cavity insulation, renewable energy installations including solar PV arrays and heat pumps, and smart energy controls for qualifying community structures and businesses.

Do I need to apply for SEAI grant approval before the work starts?
Yes, absolutely. This is a basic requirement across all SEAI home energy grant schemes. Works carried out before written grant approval is in place are not eligible for payment, with no exceptions. Can I combine multiple SEAI grants for different measures on the same property?
Yes, you can indeed. SEAI individual energy upgrade grants can be stacked across different measures in the same application. For example, you can claim grants for a heat pump, attic insulation, solar PV and a heating controls upgrade together. The One Stop Shop route combines all eligible measures into one managed project. The only restriction is that the same measure cannot be funded by two separate schemes simultaneously.
What is the difference between the Individual Energy Upgrade route and the One Stop Shop?
The Individual Energy Upgrade route is the most flexible option. You manage your own project, select your own registered contractor and claim each grant after the work is completed. The One Stop Shop is a managed deep retrofit where a registered provider such as Green Air Technologies handles everything, and the grant is deducted from the cost of works upfront. The One Stop Shop route requires the home to reach a minimum BER of B2 after the works are completed.
Are SEAI grants available for rental properties and landlords?
Yes. SEAI individual energy upgrade grants are available to landlords as well as owner-occupiers. Eligibility rules vary by measure and by property age. The home must generally have been built and occupied before 2011, or before 2021 for heat pumps and solar PV. It is worth confirming the current eligibility criteria for your specific property type at seai.ie before applying.
How long does it take to receive the SEAI grant payment after works are completed?
For individual energy upgrade grants, SEAI indicates that grant payment takes approximately four to six weeks to process once all required documentation has been submitted, including the post-works BER published by your BER assessor. Under the One Stop Shop route, the grant is deducted from the cost of works upfront, so you do not wait for a reimbursement. Good news for you.
